Quantify the monthly carrying cost of delaying a sale. Waiting has a real cost in mortgage payments, insurance, taxes, and maintenance — independent of price movement, which this tool does not predict.

This does not model appreciation or depreciation — it estimates only the verified ongoing cost of holding.

C — Renovate vs. Sell As-Is

Compare estimated net proceeds from selling as-is versus investing in improvements first. The key question is whether the value increase exceeds the cost plus carrying time.

Net After-Reno = Reno Price × (1 − Commission%) − Closing − Reno Cost − (Monthly Carry × Months)
Recommended = path with higher net, accounting for time cost of renovation period.
