Compare estimated net proceeds from selling as-is versus investing in improvements first. The key question is whether the value increase exceeds the cost plus carrying time.
Net After-Reno = Reno Price × (1 − Commission%) − Closing − Reno Cost − (Monthly Carry × Months)
Recommended = path with higher net, accounting for time cost of renovation period.
