Information You Provide

The contact form may collect your name, email address, phone number, preferred reply method, the type of real-estate question you have, and the message you submit. Do not include highly sensitive information in the form.

How It Is Used

The information is used to respond to your inquiry and handle any real-estate service you request. Submitting the general inquiry form does not enroll you in automated marketing messages.

How the Form Is Delivered

The website is hosted on Replit. Form messages are processed server-side, contact records are upserted to LeadConnector / HighLevel for inquiry management and attribution, and email notifications are delivered through Resend to an inbox used for Big Mike Sells KC. Those providers may process contact, technical, and message data under their own terms and privacy policies. Submitting a general inquiry does not enroll you in automated marketing messages. The website also links to an eXp Realty listing portal and loads Google Fonts; visiting those third-party services may provide them with ordinary connection data such as an IP address and browser information.

Northland Update Subscription

The Northland Update signup form is provided by LeadConnector / HighLevel and is loaded from api.leadconnectorhq.com. When you subscribe, that provider receives the information you enter in the form, along with ordinary connection and form-submission data, so Big Mike Sells KC can maintain the subscriber list and deliver the weekly email.

Subscription information is used for The Northland Update and related subscriber administration. You can unsubscribe using the link in any issue or request access or deletion through the contact page. LeadConnector / HighLevel may retain and process the data under its own platform terms and privacy practices. The general inquiry forms and the newsletter form are separate systems; submitting a general inquiry does not subscribe you.

Analytics and Measurement

This website uses Google Analytics 4 (Measurement ID G-8WSH965M44) and Microsoft Clarity (project xnvi55d9wk) to understand how visitors use the site — pages visited, general traffic volume, and which content receives the most interest. This helps improve the site over time.

Consent and loading

Neither Google Analytics nor Microsoft Clarity loads until you accept analytics measurement using the banner that appears on your first visit, or by clicking Analytics choices at the bottom of any page. If you decline — or if your browser signals the Global Privacy Control (GPC) — neither tool is loaded and no analytics events are sent. If you later change your mind you can reopen the preferences control at any time.

This site uses Google Consent Mode v2. All advertising-related consent types (ad_storage, ad_user_data, ad_personalization) are permanently denied — this site never grants advertising consent regardless of your analytics choice. Only analytics_storage is affected by your accept or decline decision.

Cookies and storage

If you accept analytics, Google Analytics may set first-party cookies in your browser to distinguish sessions. Microsoft Clarity may also set cookies. If you decline, no analytics cookies are set. Your preference (accept or decline) is stored in your browser's localStorage under the key bmsk_analytics_choice so the site can respect it on future visits without showing the banner again. A first-visit attribution record (broad source category, landing page, and date — no raw referrer URL) is also stored locally and used only to help understand which channels bring visitors to the site.

What is never intentionally sent to analytics

  • Names, email addresses, phone numbers, or street addresses
  • Free-text messages or question content submitted through any form
  • Calculator inputs (sale price, mortgage balance, renovation cost, etc.) or calculated results
  • Full page URLs with query strings or URL fragments
  • Raw referrer URLs — only the origin and path are retained
  • Site-search terms or property-address search inputs
  • Any UTM or tracking parameter value that does not match the pattern [a-z0-9._-] (max 80 characters)
  • Any advertising or cross-site identifier (gclid, fbclid, msclkid are not collected)

What is intentionally tracked (after you accept)

Page views (page path and title only), outbound link clicks to call/text/email/listing-portal links (no phone number or address in the event parameter), contact-form submission confirmation (after the server confirms the message was received), newsletter sign-up confirmation, and general engagement events such as opening a video, completing a calculator, or copying a shareable link. Event parameters are limited to controlled values drawn from page data attributes, never from user-entered fields.

Google Analytics configuration

  • Advertising signals and ad-personalization signals are disabled.
  • Ads data redaction is enabled.
  • Page location and page path are recorded as origin + pathname only — no query strings.
  • No user ID or persistent cross-site identifier is set by this site.
  • Source attribution uses only controlled UTM values, not raw referrer URLs.

Google Analytics may set cookies and collect connection data (such as IP address, browser type, and device type) under Google's own privacy policy. To opt out of Google Analytics measurement, you can use the Google Analytics Opt-out Browser Add-on, enable tracking protection in your browser, or click Analytics choices below and decline. Microsoft Clarity

Microsoft Clarity records anonymized session replays and heatmaps to help understand how visitors interact with the page layout. All form fields, calculator inputs and outputs, and sections that could display address or property-specific data are masked — their content is replaced with placeholders before any recording is transmitted. Clarity is configured with analytics-only consent (advertising consent remains denied). Clarity may set cookies if analytics is accepted. Global Privacy Control (GPC)

If your browser or browser extension sends the Global Privacy Control signal (navigator.globalPrivacyControl === true), this site automatically treats that as a decline and will not load Google Analytics or Microsoft Clarity, regardless of any previously saved accept preference.

Security and Abuse Prevention

The form uses a one-time submission token, a hidden spam field, and rate limits. Your browser stores recent submission timestamps in local storage for rate limiting. The hosting service may also keep standard request and security logs.

Server Logs

The hosting provider (Replit) retains standard server-side request logs, which may include IP address, timestamp, HTTP method, and path. These logs are used for security and operational purposes and are not shared with advertising platforms.

Retention and Requests

Inquiries may be retained as needed to respond, provide requested services, maintain business records, and meet legal obligations. Google Analytics and Microsoft Clarity data is retained according to their respective platform settings.
