Gladstone is the Northland's hole-in-the-donut: a four-square-mile city completely surrounded by Kansas City, known to locals as Happy Rock. It is also one of the last places north of the river where a solid house still trades in the $200s. Here is the honest guide.
The market
Listing-site data puts Gladstone's median sale price around $270,000 to $279,000 depending on the month and source, with homes moving quickly: one Redfin snapshot showed an average of about 20 days on market and under two months of supply. That combination, entry-level price with seller's-market speed, is exactly why first-time buyers and investors both circle Gladstone. Schools
Gladstone sits in North Kansas City Schools, with Gashland, Chapel Hill and Clardy among the well-regarded elementaries on listing-site data, and the district is mid-way through its $175 million bond construction program. The center of gravity: Linden Square
Downtown Gladstone's Linden Square was named a Great Public Space by the Missouri APA in 2023: concerts and art fairs on the lawn, a synthetic ice rink in winter, with the $26 million Heights at Linden Square apartments, a co-working space, offices and a hotel filling in around it. For a city its size, Gladstone's downtown has real momentum. Source: Missouri APA.

Happy Rock Park anchors the east side with its softball complex, Central Park holds the community center and pool, and the Atkins-Johnson Farm (farmhouse from 1831) is adding an event barn, with an all-inclusive playground and the city's first dog park planned. Who Gladstone fits
First-time buyers priced out of Liberty and Staley, downsizers who want one-level ranches on established streets, and anyone who wants 15 minutes to downtown without a downtown price. The trade-off is older housing stock, so inspections and honest condition pricing matter more here than in the new-build corridors.
