Kearney is what happens when a real small town sits twenty-some miles up I-35 from a big city: Friday-night football, a famous outlaw's birthplace, and subdivisions filling in as fast as builders can plat them. Here is the honest guide.
The market
Listing-site data puts Kearney's median sale price roughly in the $330,000 to $353,000 band depending on month and source, with homes moving in about four to five weeks and under two months of supply. New construction pushes well above that: current builds in Greenfield and Prairie Field list from the low $600,000s. Figures are approximate; sources: Redfin Kearney, City-Stats (citing Redfin).
Where people are building
The active new-construction map runs through Greenfield and Meadows at Greenfield, Prairie Field (deep into later phases), Noah's Landing and Mission Ridge, with builders like Syler, McBee and Robertson. If resale is your lane, those same neighborhoods a phase or two back are where near-new homes surface. Source: Homes.com new construction.
Schools: growth is the whole story
Kearney School District passed a $44 million no-tax-increase bond in 2022 expecting major enrollment growth, finished classroom additions at all four elementaries, and then paused the planned fifth elementary school when construction bids came in millions over budget. Why buyers should care: attendance boundaries and building capacity in a growing district are a moving target, so verify the current assignment for any address rather than trusting a listing. Jesse James was born on the farm just east of town, Clay County has preserved it since 1974, and the Jesse James Festival still takes over Jesse James Park every September. The park's Kearney Amphitheater hosts free summer concerts and the July fireworks. Downtown is small and genuinely local, and most commutes run straight down I-35. Sources: James Farm, VisitKC.
