Pioneer Crossing is a planned 472-acre mixed-use TIF (Tax Increment Financing) district at I-435 and Soccer Drive in the Kansas City Northland. The campus covers nearly 500 acres with five buildings totaling 1.56 million sq ft; Port KC is committing $1.5M to Smithville School District and $250K to Northland Career Center. Project Kestrel is a planned 379-acre hyperscale data center campus near KCI in the MO-29 corridor of Platte County. Port KC authorized up to $100B in private taxable revenue bonds (announced August 26, 2025). The campus includes six buildings and up to 1.8 million sq ft. Official planning support is documented in KCMO Legistar (ID 13705699). The tenant has not been publicly identified. Whether construction has started in 2026 is unconfirmed.
