Sourcing Methodology

Each development, planning, or regulatory record on this site is sourced to at least one primary document — a government filing, a Port KC announcement, a KCMO Legistar entry, a Missouri DOR or STC document, or a verified news source. Every record shows a "reviewed date," which is the date it was last checked against its primary source. Records are never back-dated.

The development map dataset contains records that are classified by certainty level: Confirmed (primary-source documented), Approved (officially adopted), Planned (submitted for review), and Proposed (announced without formal submission). Terms are used precisely. "Approved" means a government body has formally acted. "Planned" does not mean approved. "Announced" does not mean funded or scheduled.

This site does not claim to be a comprehensive directory of all development activity in the KC Northland. The dataset covers records that are highest-searched, most impactful to residential real estate decisions, and verifiable in public records. For a complete picture, consult the relevant county planning departments directly.

Correction Policy

If a fact on this site is outdated, inaccurate, or missing a significant primary-source development, corrections are welcome. Send the specific claim, the correct information, and a primary-source link or document to the address below. Corrections are reviewed and, if validated, applied within a reasonable time. The "reviewed date" on each record reflects the correction date. This site does not publish anonymous tips as facts; corrections require a verifiable primary source.

To submit a correction: Use the contact form (flag as factual correction) or email BigMike@BigMikeSellsKC.net.

Dataset limitations

  • This dataset does not claim to be a comprehensive directory of all development activity in the KC Northland.
  • Records reflect status as of the lastVerified date; verify with primarySourceUrl before any decision.
  • Bond authorization or TIF plan approval does not imply construction commencement.
  • Coordinates are project-area centroids or documented intersections — not legal property boundaries.
  • importanceRank reflects editorial search-relevance weighting, not government priority.
  • Smithville Lake is a USACE reservoir; no private docks or deeded waterfront from residential properties.
