The Northland grocery conversation runs on rumors. Here are the receipts first.
Dillons at North Oak and Shoal Creek: real
On March 4, 2026, the rezoning for a roughly 100,000-square-foot Dillons on about 12 acres at North Oak Trafficway and Shoal Creek Parkway passed unanimously. That is the strongest kind of grocery news there is: a vote, on the record. Source: KCTV5, March 4, 2026.
Dillons at Twin Creeks: real, and moving
The second site, near NW Tiffany Springs Road and N Platte Purchase Drive in the Twin Creeks area, shifted plans in mid-August and then moved forward a week later as a store plus fuel center, clearing the plan commission on the way to council. Sources: KCTV5, August 13 and August 19, 2026.
A third store?
Dillons is in full Kansas City comeback mode: Olathe was announced first, a Lee's Summit site has been filed, and talk of a third Northland location is already circulating. I have not found a third Northland site in the public record yet. The moment one shows up in a rezoning filing or council agenda, it goes on the map and this page gets updated. That is the standard here: votes and filings, not parking-lot rumors.

Get the Free Northland UpdateTrader Joe's: not real, yet
I know. Nobody wants to hear it. But when KSHB asked directly, Trader Joe's said it has no current plans for a Northland location. Every "it's coming to that shopping center" post you've seen since is speculation. Source: KSHB 41.
Why this matters beyond dinner
A full-size grocery anchor is one of the most reliable neighborhood-value signals in residential real estate. It moves daily-drive patterns, retail follow-on, and buyer perception of "established." If you own within a couple of miles of either Dillons site, the grocery question is quietly part of your home's story now. Want to know how it reads for your address? Call or text (816) 914-1903.
