School construction is the most underrated home-value signal in the Northland, and right now six districts are building at once. Here is what is actually happening, district by district, as of November 1, 2026.
North Kansas City Schools: $175 million
Approved April 2025 with about 80% of the vote. The list: performing arts additions and renovated classroom space at Oak Park and Winnetonka, new gyms with high-wind shelters at Northgate and New Mark middle schools, and a new gym plus building updates at Oakwood Manor Elementary. A June 2026 board update reported work ongoing at Oakwood Manor, New Mark, and the Winnetonka performing arts addition. Source: NKC Schools Bond 2025.
Park Hill: $128 million
Approved April 2025. Phase 1 of the Park Hill High School rebuild broke ground September 15, 2026: a new three-story wing with media center, commons, classrooms and special education space, targeted for the 2028-29 school year. The district's long-term vision runs 10 to 15 years and is not yet funded past Phase 1. Source: KCTV5, September 15, 2026.
Liberty: $120 million (2023)
The big ones are the Heritage Middle School renovation and the Liberty High School fine arts and special education wing with a cafeteria redesign, plus a Discovery Middle School addition. The district projected most work finishing late 2026 into early 2027. Source: LPS bond updates.

Approved April 2025 with no tax-rate change. The headline is Platte County High School Phase 2: roughly 130,000 square feet of new construction at about $55 million, with the older north end demolished afterward. Smithville: $18 million
Approved April 2025, groundbreaking September 2025. Smithville High School entrance and classroom updates, baseball and softball facility upgrades, and playground improvements at all three elementary campuses. Source: Missouri State Auditor bond record.
Kearney: the pause worth knowing about
Kearney's 2022 Prop B work (elementary classroom additions at Southview, Dogwood, Hawthorne and Kearney Elementary) is largely complete. The bigger story: plans for a fifth elementary school were paused over rising costs, with additions to existing schools suggested instead. If you are buying in Kearney for schools, that changes which neighborhoods feed which buildings. Source: Kearney School District Prop B.
Why this belongs in a real estate blog
New and renovated schools quietly reprice their attendance areas, and bond construction tells you where districts expect growth. If you are weighing two Northland neighborhoods and one feeds a building getting $50 million of work, that is worth knowing before you write an offer.
