The biggest dollar figure ever attached to a Northland project isn't Pioneer Crossing. It's Project Kestrel.
What's confirmed
Announced in August 2025: roughly 380 acres at the KCI 29 logistics area in Platte County, with plans for up to six hyperscale data center buildings, about 1.8 million square feet. Port KC approved financing with a headline figure of $100 billion over the life of the project, and first-phase construction was slated for 2026. The end tenant has not been publicly confirmed. Sources: Axios Kansas City and KCTV5.
Also real: the opposition
At least one Platte County commissioner has publicly opposed the deal's structure. That matters, because the fight over how data centers get taxed is live in both counties, and it is the thing most likely to change this project's shape.
What Platte County homeowners should watch
Not the renderings. The filings. Three specifically: the first building permit, which is when "slated for 2026" becomes real; the utility agreements, because your electric bill cares about this more than you do yet; and the assessed-value trend on the surrounding corridor. When those move, I update the record on the Northland Development Map, where every one of the 82 tracked projects links to a primary source and I mark what's confirmed versus what's still unknown.
