Shoal Creek Valley: Big Amenities, Multiple Sections, and Details That Matter Shoal Creek Valley gets called one neighborhood, but that is where buyers get themselves in trouble. This is a large master-planned community with different sections, different home types and different responsibilities. The name is the umbrella. The exact section is the real estate.

The hard data

Location: Kansas City, Missouri, Clay County, generally in the 64157 and 64158 area. Redfin’s three-month market snapshot ending May 2026 showed a median sale price of $746,825, up 28.8% year over year, with a median $173 per square foot. Redfin reported 21 sales, a median 42 days on market and a 99.9% sale-to-list ratio. Those are useful signals, but the year-over-year jump should not be treated like every individual home appreciated 28.8%. A changing mix of larger, newer and golf-adjacent sales can move the median fast.

Competition:

Redfin rated the area somewhat competitive, with the average home going pending in roughly 46 days and hotter homes moving materially faster.

Official amenities

The Shoal Creek Valley HOA identifies two major amenity centers. The Gate House at 8515 N. Sycamore includes a catering kitchen, theater room, gardens, barbecue pavilion, pool and serenity spa. The Park House at 8890 NE 80th includes a resort-style clubhouse and water park. The community site describes two large pools, two waterslides, a lazy river, splash plaza, pavilions and patios. Village Meadow Park adds open lawns, covered gathering space and a connection to the trail system.

The landmark

The most representative visual is the Park House Water Park at 8890 NE 80th Street. Shoal Creek Golf Course is the broader public landmark, but the water park instantly communicates what residents are paying for inside the community.

What the homes are actually like

You will see traditional single-family homes, larger move-up properties, villas, golf-oriented lots and newer construction. A villa with maintenance included is a different product from a large detached home in The Preserve. I would never mash those sales together and call it a clean market average.

What I would check before you buy

Ask exactly which HOA or sub-association governs the address. Get the dues, maintenance responsibilities, rental rules, amenity access and future assessment history in writing. Confirm whether the home is in an established section or next to future development. Review drainage and grading. And if golf exposure is part of the appeal, stand in the backyard long enough to understand privacy, ball traffic and cart-path placement.

Schools and daily life

The neighborhood crosses areas commonly associated with Liberty Public Schools, and Liberty Oaks Elementary is located within the community. That does not mean every Shoal Creek Valley address has the same assignment. Verify the property directly with the district. Highway 152, I-435 and I-35 make regional access practical, but test your commute during the hours you actually drive.

For homeowners thinking about selling

Your section, maintenance package and amenity access need to be explained clearly. Buyers compare Shoal Creek Valley against Woodneath Farms, Staley Farms, Benson Place and Copperleaf. Your marketing has to show why your exact home wins that comparison.

Proposed nearby, not inside the established neighborhood: Kansas City File 260563, called Pure Staley, entered the city process in June 2026 for roughly 87 acres at N. Staley Road and NE Shoal Creek Parkway, with about 200 residential lots proposed. City records showed it held in committee. Verify the live case before relying on lot count, access or timing.
