Kansas City Northland Real Estate Agent
for Buyers and Sellers
The Northland is the part of Kansas City north of the Missouri River, spread across Clay and Platte counties. It is where I live, work, and focus my business as a listing agent with eXp Realty. If you own a home here and are weighing a sale, this page explains how I approach the Northland specifically.
Why the Northland Is Not
One Market
"Kansas City Northland" covers an enormous range of housing: golf-course communities around Staley Farms, newer construction near the Highway 152 corridor, established streets in Benson Place and Shoal Creek Valley, and estate-style lots around Tiffany Greens near KCI. Two homes with the same square footage a few minutes apart can sit in different school districts, feed different commutes, and attract different buyers.
That is why I price from evidence, not averages. When we meet, we look at the sales that genuinely compare to your home, the listings you would compete against this week, and what your home's condition changes about that comparison. The full selling process walks through pricing, preparation, marketing, offers, and closing step by step.

FAQs
What counts as "the Northland"?
Everything in the Kansas City metro north of the Missouri River, primarily Clay and Platte counties. It includes Kansas City North itself plus cities like Liberty, Parkville, Gladstone, Smithville, and Platte City.
How do you price a Northland home?
From evidence: genuinely comparable recent sales, the competition active right now, and how your home's condition and location change the comparison. No automated estimate replaces that work; here is why automated estimates miss at the street level.
Should I fix things before listing?
Sometimes, and sometimes pricing around the condition is smarter. Compare likely buyer impact, cost, and timing before spending money; my guide on what to fix before selling covers how I frame that decision.
Who am I working with?

Where to Start Your Search
The Northland covers a wide range of communities across Clay and Platte counties, from established urban streets in Gladstone and North Kansas City to newer developments further north in Kearney and Platte City. Knowing which part of the Northland fits your daily life, budget, and commute will narrow the search faster than a price ceiling alone.
The Kansas City Northland neighborhoods guide covers the broad picture. Browse the Northland listings page, read the Northland home search guide, or see the buyer process page for how Mike works with buyers.

Is Clay County Territory
The Northland neighborhoods of Kansas City — also referred to as Kansas City North or KC North — sit inside Clay County. That means your property assessment is set by the Clay County Assessor’s Office, not by the City of Kansas City, and any appeal goes through Clay County before escalating to the Missouri State Tax Commission. City of Kansas City handles permits, code enforcement, and city services for addresses inside KCMO city limits. Verify your specific address jurisdiction before any permit pull.
Clay County also administers a Senior Real Estate Property Tax Relief program for qualifying homeowners. The county assessor’s real property records are at claycountymo.gov/222/Real-Estate, and the full homeowner and real estate guide for Clay County is on the Clay County guide page.
